无界公园 对话未来 从城市形象与特征上进行深入研究,依托本区域自然条件,以水为特征,围绕水生态来做文章,构建完整的水系和绿地相结合的景观体系,打造西部水都,形成现代花园城的基本构架。规划水系与绿化相互融合,衍生“蓝+绿”立体空间,多方位激活城市滨水生活。本地块位于一条竖向的商业轴线和一条横向的教育轴线的交接处,周边还分布多个居住区。我们通过“红+绿”“红+红”“蓝+绿”的空间组合方式,使功能有机穿插合为一体,从而达到增加周边地块溢价率的效果。

项目地块内部有两块商业用地,地块周边以商业用地、教育用地和居住用地为主,其中商业用地集中在地块南北两侧、教育用地集中在地块东西两侧,居住用地则分布于地块周边。

用地规模:59.4公顷

从城市形象与特征上进行深入研究,依托本区域自然条件,以水为特征,围绕水生态来做文章,构建完整的水系和绿地相结合的景观体系,打造西部水都,形成现代花园城的基本构架。

设计说明

 

现状基地毗邻中心城区,距西站副中心30分钟车程,距小白楼主中心、海河柳林副中心及天津滨海国际机场1小时车程以内,拥有良好的区位交通吸引城区客源。

 

The current base is adjacent to the central city, a 30-minute drive from the West Railway Station sub-center, and within an hour's drive from the Xiaobailou main center, Haihe Liulin sub-center and Tianjin Binhai International Airport. It has a good location and transportation to attract urban customers. 

 

红+绿 用地融合

 

本地块位于一条竖向的商业轴线和一条横向的教育轴线的交接处,周边还分布多个居住区。

我们通过“红+绿”“红+红”“蓝+绿”的空间组合方式,使功能有机穿插合为一体,从而达到增加周边地块溢价率的效果。

 

The local block is located at the intersection of a vertical commercial axis and a horizontal education axis, and there are also multiple residential areas around it. Through the spatial combination of "red + green", "red + red" and "blue + green", the functions are organically interspersed and integrated, so as to achieve the effect of increasing the premium rate of the surrounding land.

 

蓝+绿 水网构建

 

规划水系与绿化相互融合,衍生“蓝+绿”立体空间,多方位激活城市滨水生活。

结合雨水花园等海绵设施进行海 绵系统设计,根据海绵系统调整岸 线,进行雨水的收集、净化,排入 市政管网部分水体进行回收利用, 用于市政绿化浇灌及冲刷市政路面等。

 

The planned water system and greening are integrated with each other to derive a "blue + green" three-dimensional space, which activates urban waterfront life in multiple directions. The sponge system is designed in combination with the rainwater garden and other sponge facilities, and the shoreline is adjusted according to the sponge system to collect and purify rainwater, and discharge it into part of the municipal pipe network for recycling, and use it for municipal green irrigation and municipal road washing.

· 地块内部东侧路(规划中虚线表 达,可取消)保留慢行功能,景观 化处理;

· 地块内部西侧道路(道路宽度 25 米,与西侧车行路距离 120 米,该 路严重割裂了公园用地,不利于公园功能布局和生态系统。

景观策略一:取消该路,保留公园 完整性,利用景观园路连接南北两 侧交通,削弱对两侧商业可达性和 使用效率所带来的不利影响;

景观策略二:道路下穿,可保留公 园景观连贯性,但土建造价较高, 经济性较弱,不建议选用;

景观策略三、道路下沉,同时与商业的下沉广场、公园地下停车出入口结合进行设计,但景观连贯及观赏性较弱,不建议选用。

 

· The east side road inside the plot (expressed by the dashed line in the planning, can be cancelled) retains the slow-travel function and landscaping; · The west side road inside the plot (the road width is 25 meters, and the distance from the west side car road is 120 meters. This road severely splits the park land and is not conducive to the functional layout and ecological system of the park. Landscape strategy 1: cancel the road and keep the park Integrity, the use of landscape park roads to connect the traffic on the north and south sides will weaken the adverse impact on the commercial accessibility and use efficiency of both sides; landscape strategy 2: the road runs under, which can retain the park landscape continuity, but the cost of land construction is higher High, low economic efficiency, not recommended; landscape strategy three, road sinking, while designing in conjunction with commercial sunken plazas and underground parking entrances and exits in parks, but the landscape is less coherent and less ornamental, so it is not recommended.

景观四大主题 / 一湖、二区、三岛、多廊道

 

景观分区依照主要对应周边城市土地使用与本身的设计景观框架而设定,分成一 湖——360 度的环湖景观、二区——天街片区、水街片区、三岛——生态珠串岛、 科普创意岛、娱乐演绎岛、多廊道——生活性绿廊绿道。

 

The landscape zoning is set according to the surrounding urban land use and its own design landscape framework. It is divided into a lake-360-degree landscape around the lake, two areas-Tianjie area, Shuijie area, and three islands-ecological beads.
